Hive51 Ltd were appointed as the Lead Architectural Designer to deliver the design of 159 Homes consisting of 15 different House Types, ranging from 2 Bed 2 Storey Homes to 4 Bed 3 Storey Homes. The scheme is a mix of Open Market Sale House Types and Affordable Units. The construction method on this scheme is traditional with the elevation style forming a contemporary appearance using anthracite grey windows, fascias and soffits with large expanses of glazing and feature gables to create further interest within the street scene.
The use of render at focal points within the scheme also helps to create a sense of place and encourage movement throughout the development. The site has many changes in level throughout which provided a number of challenges for the design team but also provided us with the opportunity to create impressive land mark buildings in key locations.
Hive51 Ltd were appointed as the Lead Architectural Designer to prepare and deliver a suite of 65no. Standard House Types for a National Housing Developer. The designs cover a number of different design standards for both the Open Market sale and for Registered Providers. The designs vary from small high density housing to large detached executive style housing and multistorey apartment living. The range of house types have been designed to allow flexibility in terms of the changing needs of the occupant as well as alternative construction methods. The house types can be built using traditional construction, steel frame, timberframe or even offsite modular construction. A number of House Types were also prepared to meet the National Described Space Standards (NDSS).
Hive51 Ltd were appointed as the Lead Architectural Designer to prepare and deliver a suite of Standard Retirement Living House Types for a National Developer of Retirement Living Accommodation. The designs are primarily designed in accordance with Category 2 – Accessible and adaptable dwellings but also adopt many of the recommendations from the old Lifetime Homes Technical Standard. The designs all have a generous footprint providing spacious accommodation and ease of access for wheelchair facilities as well as provision for a through the floor lift, a future hoist, stair lifts and future showering facilities. The main challenge was to ensure the design appeal to all buyers but allow easy adaptability in the future should the needs of the occupant change in future.

This stage is used to ensure that our client’s Business Case and the Strategic Brief have been properly considered before the Initial Project Brief is developed. The Strategic Brief may require a review of a number of sites or alternative options, such as extensions, refurbishment or new build. By asking the right questions, in collaboration with our client, we can properly define the scope for a project, and the preparation and briefing process can then begin.
During this stage, the initial Concept Design is produced in line with the requirements of the Initial Project Brief. It is essential to revisit the brief during this stage and it should be updated and issued as the Final Project Brief once agreed. In parallel with the design, a number of other related tasks need to be progressed in response to the emerging design, including a review of the Cost Information, the development of a Construction Strategy, a Maintenance and Operational Strategy and a Health and Safety Strategy.
During this stage, the Concept Design is further developed and, crucially, the designs are progressed which is a process which may require a number of iterations and different tools may be used, including design workshops. By the end of this stage, the architectural, building services and structural engineering designs will all have been developed, and will have been checked by our lead Architectural designer. Project Strategies that were prepared during the Concept Design are then developed further and in sufficient detail to allow us to agree the final proposal with our client.
Change Control Procedures are implemented throughout to ensure that any changes to the Concept Design are properly considered and signed off, regardless of how they are instigated. While specialist subcontractors will undertake their own design work at the Technical Design Stage, we will liaise with them at the earliest stage in order to achieve a more robust developed design.
The architectural, building services and structural engineering designs are now further refined to provide technical definition of the project and the design work of specialist subcontractors is developed and concluded. The level of detail produced by each designer will depend on whether the construction on site will be built in accordance with the information produced by the design team or based on information developed by a specialist subcontractor. Our lead Architectural designer will provide input to certain aspects, including a review of each third party designer’s work where required. Once the work of our design team has been progressed to the appropriate level of detail, the specialist subcontractors and/or suppliers undertaking their own design work will be able finalise their proposals. By the end of this stage, all aspects of the design will be completed and once the applications are determined, work can then progress on site.
On site assistance can be provided where required by our client. The project team’s priorities during this stage will be facilitating the successful handover of the building in line with the Project Programme and Approved Drawings. Tasks in relation to the Handover Strategy can be wide-ranging and may include attending Feedback Workshops and undertaking tasks in relation to commissioning or ensuring the successful operation and management of the building.
